From IFC Model to Cost Structure

<p>Benatrix uses suitable IFC models as a technical basis for quantity take-off and cost planning. Model elements, attributes, types, materials and available QTO data are reviewed before being assigned to a cost logic.</p><p>The intended use, project phase, required accuracy, cost structure and required price basis are defined before work begins.</p>

Classification and Quantity Take-Off

<p>Quantities may come from IFC QTO, explicit properties, geometry, derived rules or agreed additions. The source used is documented; missing or unsuitable quantities are not silently replaced.</p><p>Elements are structured by trade, DIN code, cost scope, unit and project-relevant characteristics. Unclear classifications remain visible as open items.</p>

Prices and Cost Assignment

<p>Reviewed quantities are linked to suitable price items and units. Price region, price year, quality level, inclusions and exclusions are documented.</p><p>Detailed model-based costs and agreed area-, volume- or fixed-price approaches are separated so the same cost scope is not counted twice.</p>

Views by Trade and DIN 276

<p>Views by trade and DIN 276 are derived from the same cost basis. This keeps totals, model-element references and assignments traceable across both views.</p><p>Reports can identify cost coverage, missing prices, unclassified elements, unresolved quantity sources and documented assumptions.</p>

Outputs and Limitations

<p>Depending on the engagement, deliverables may include model-based quantities, cost views by trade and DIN 276, and reports on prices, coverage and missing data.</p><p>The result is only as reliable as the model status, classification, quantity rules, price basis and agreed review depth.
